Access Statement for Knowledene Self-catering
Holiday Apartments
INTRODUCTION
We aim to provide an accessible holiday location
to all our guests and will help to provide any assistance
that is needed.
PRE-ARRIVAL
We have a website at www.knowledene.com .
This gives a lot of information about our apartments,
their location, and the local facilities.
Enquiries or bookings can be made via letter, email,
phone, or the website.
We have a car park at the front & rear of the
property. There is also ample on-street parking.
A bus stop is situated about 300 meters from the
property. The buses are wheelchair accessible.
Trams run along the promenade to Uncle Tom's Cabin,
approximately 200 meters away. These are not wheelchair accessible
The nearest train station (Blackpool North) is about
1 mile distant. A taxi rank is situated outside the station and
a plentiful supply of can take guests to our premises.
Via Tesco's website you can arrange for shopping
to be delivered to your apartment on or before arrival
The nearest RADAR toilet is on the promenade opposite
Uncle Tom's Cabin, approx 200 metres from the apartments.
ARRIVAL AND CAR PARKING FACILITIES
There is a car park at the front of the building
which takes two cars. This is only a few meters from the entrance.
The front car park slopes very slightly to the road,
is even, and constructed of block paving.
There is also parking for a further four cars on
the rear car park which has a rough tarmac surface. It is reached
via an alleyway at the side of the building next door. Access
can also be gained through the garden but this involves crossing
the lawn, negotiating a ramped pathway, and four steep steps
to the back door.
There is also on-street parking which is almost
level, & is approximately 10 meters from the entrance.
We can assist guests with luggage.
MAIN ENTRANCE AND RECEPTION
The entrance to the front door has 2 steps – 13cm & 15cm
high, 15.5cm deep, with an additional 3cm threshold under the
door which is 95cm wide & hinged on the left. We are hoping
to incorporate a grab rail alongside the front door during early
2007.
The keyhole lock is 147cm high from the top of the
first step.
There is a doorbell on the right, set at a low height.
The entrance door leads into a lobby 132cm long
by 116 cm wide. There is a further 13cm high step though a 80cm
wide door into the hallway.
The hallway is104cm wide, leading to the 3 downstairs
flats & the owner's flat. The latter has a doorbell at 1.4
meters from the floor.
Facing the entrance door are stairs to the first
floor. There are 15 treads of depth 24cm, rise 20cm and width
65cm. These are too steep for guests with walking difficulties
unless aided.
DOWNSTAIRS – FLATS 1 & 2 Access and Location
Flat 2 is directly off the entrance corridor
/ lobby. The door is 80cm wide, opening inwards onto the lounge/kitchen.
It is a fire door, so is heavy and has an assisted closer.
Flat 1 is a short distance to the left, along the
corridor.
Flats 1 & 2 Dining Room & Lounge
The apartments are open plan with a combined dining,
kitchen, and lounge areas.
The flats are carpeted throughout with short pile
carpets. However, the kitchen areas have a 60cm strip of vinyl
flooring in front of the units.
28” Large screen teletext TVs are provided
with remote controls in the lounges.
Heat detectors, linked to the central alarm system,
are fitted in lounges. There are also self-contained interlinked
smoke alarms in the bedroom & lounge/kitchen for each flat.
The furniture is moveable with sufficient free space
for a wheelchair.
One three-seater sofa and one easy chair are provided,
both armed
Flats 1 & 2 Bedrooms
The doors to the bedrooms are 85cm wide
Flat 1 has both a 4'6” double & a 3'0” single
bed. Flat 2 has just one 5ft double bed.
Bed heights are 50cm (Flat 1) & 58cm (Flat 2)
floor to the top of the mattresses.
Non-feather duvets and pillows are provided.
Sheets, duvet covers and pillowcases are cotton.
The bathroom is ensuite with the bedroom.
The largest transfer space available to left or
right of the beds is 85cm for Flat 1 & 80cm for Flat 2.
Flats 1 & 2 Shower-Room & WC

The bathrooms are ensuite with the bedrooms and
have conventional toilet, shower, and washbasin.
The door widths are 61cm .
A square shower cubicle with a rim height (step
over) of 12cm & sliding curtain is provided.
The entrance into the shower is 69 cm wide.
Flat 1 bathroom is narrow – 77cm wide by 185cm
long (excluding the shower cubicle). Flat 2 is larger – almost
square at 116cm x 160cm.
Toilet seat height 45cm.
Flat 1 has no useable space either side of the toilet.
Flat 2 has 50cm to left of toilet is, with no available space
to the right.
The flooring is carpeted through the bathroon from
the bedroom.
There is good colour contrast between the floor,
walls and furniture.
The space under the washbasin is free (no pipes
or vanity unit).
DOWNSTAIRS – FLAT 3 Access and Location
Flat 3 is smaller than Flats 1 & 2 and is located
along a winding corridor from Flat 1.
It is opposite the rear entrance door from the garden.
The flat entrance door is 80cm wide, opening inwards
onto the bedroom. It is a fire door, so is heavy and has an assisted
closer.
The facilities are similar to Flats 1 & 2, but
space is more restricted. It is not accessible to a wheelchair.
It's bathroom is small and similar to Flat 1.
UPSTAIRS – FLATS 4 & 5 Access and Location
These two flats are identical and are at the top
of one flight of stairs with 15 treads . One flat is a metre
or so to the left & the other immediately to the right.
They are similar to flat 1, but have an extra bedroom
containing a 4'6” double bed.
Their entrance doors are 70cm wide, opening inwards
onto the flats' private corridor of width 70cm. Being fire doors,
they are heavy and have assisted closers.
The facilities are similar to Flats 1 & 2, but,
because there is more furniture in the lounges, space is more
restricted. They are not accessible to a wheelchair.
The bathrooms are similar in size to Flat 2 (and
larger than Flats 1 & 3). They are reached from the central
corridor from within the flat & rather than through one of
the bedrooms.
UPSTAIRS – FLATS 6 & 7 Access and Location
These two flats are almost identical and are at
the top of one flight of stairs with 15 treads . They are in
front of the stairs, one slightly to the left & the other
slightly to the right.
They are similar in size to Flat 3 but, being studio
apartments, have a combined kitchen / lounge / bedroom containing
a 4'6” double bed.
Their entrance doors are 76cm wide, opening inwards.
Being fire doors, they are heavy and have assisted closers.
The facilities are similar to Flat 3, with space
somewhat restricted such that they are not accessible to wheelchairs.
The bathrooms are a similar size to Flat 2 (larger
than Flats 1 & 3) & are reached from the bedroom.
ADDITIONAL INFORMATION
An information folder is produced in size 12 font
We have good mobile phone reception
In case of fire, the owners will lead evacuation
to the forecourt. Please inform the owners if you are likely
to have difficulties with evacuation procedures or difficulties
in hearing the fire alarm.
All flats except the studio flats (6 & 7) have 28" televisions. The studio flats have 24".
Smoking is permitted in all the flats.
Pets and service dogs are welcome – please
inform us on booking.
